A no down-payment mortgage can be very useful to individuals that do not have a lot of money accumulated for a down payment. A no down-payment mortgage use to be much more popular and easy to find, but we now live in a time where that option is not as easily available. It does still exist in some forms, however. It just is not as typical as it used to be.
Lenders now are much more particular about credit scores and it is much harder to get a no down-payment mortgage. Lenders like to know that their customers are responsible and that they can get their loans taken care of. That is why a lot of lenders require a lot of people at least some sort of down payment, typically ranging from three to five percent of the home price. This does not mean that a no down-payment option does not exist, but it is much harder to come by. If one wants a chance at this option they should develop a good credit score. It is always a good idea to have good credit and one will benefit from it in many ways, including higher chances of not having to make a down payment. Lenders will require that good credit score as proof to know that who they are lending to is responsible and will make their payments and live up to their deal.
In order to receive a no down-payment mortgage, borrowers must have proof of their responsibility and ability to make payments on time. They must have documentation showing that they are able to fulfill the agreement made between lender and borrower. A lender wants to know that they are going to get their money and that it will come on time. They do not want to risk not receiving a down payment and then not get their other money on time either. Therefore, a borrower has to have a good credit score and usually have proof that they have an income and/or means to repay their loan.
One will not be handed a mortgage freely. Not anyone can go in and receive one. While there are lenders who offer no-down payment mortgages it is not as likely and harder to come by. For those that do not have good credit this is nearly impossible. Even though there are lenders willing to work with those with bad credit, this option does not really exist for them.
To be eligible for a no-down payment mortgage one must take the actions necessary to prove they are worthy and able to fulfill a contract. They must be responsible and able to make their payments and have a good credit score proving they are more likely prompt and make payments on time.
