A billboard easement has to do with the leasing of the area the billboard occupies. It may come to your surprise that this can be quite a touchy matter to deal with. There are many things that go into leasing billboards and contracting them out to different companies. This makes all of that go smoother. It also makes the best use of all of the space accounted for. The billboard not only takes up space in the sky, but it takes up a fair amount of ground space, too.

What Space Does a Billboard Occupy?
At a cursory glance, we only see billboards in passing. Obviously we know they are large, since we can see them from our car, but we often underestimate just how much space they actually take up. Billboards may very well be fourteen feet long and forty-eight feet high! That is more than two NBA basketball players in length, and about the same height as the length of a semi-truck. Such a large sign requires quite a large clearing underneath. Surprisingly, this plot of land can be very important and sought after. When someone becomes interested in the land space, but not the air space that the billboard occupies, then a billboard easement is absolutely necessary.

Why is a Billboard Easement so Important?
This is important because it clarifies all of the legal proceedings that are involved in splitting up the air space and the land space. It moderates the legal transaction separating the usage of the two spaces. Just because a company is leasing the billboard, doesn't mean another company can't step into the lease.

It sounds quite complicated, but in reality it is rather simple. Here is how it really breaks down. Regardless of who is leasing the billboard, the billboard company still owns it and has the rights to do as they please. Another company, however, may step in and buy the lease rights and rental income. The legal document used for this is called an easement. The billboard company does not give up ownership in any way, but the other company that stepped in now has the right to use the land directly underneath the billboard.

Basically, a billboard easement solves problems and saves what could be a big headache. This is a very efficient way to use all of the space a billboard occupies. Having two separate companies leasing the same property sounds disastrous, but with and easement, it is very simple and a great option.
